We can deliver packages for all types of designs from one-off bespoke units to multi-storey dwellings up to 4 storeys

Timber Frame
We provide full range of frame specification to suit your particular project.

Erection
We have dedicated teams of fully experienced carpenters who are supervised throughout to the completion of their schedule of works. We are on hand to offer advice and to answer any queries during the construction process. All frames are snagged to ensure compliance with the working drawings and to ensure high quality of workmanship.

Package content
By being able to supply ancillary components such as the external and internal 1st fix joinery packages in addition to the main timber frame we can help reduce time element for the client spent on each contract and ensure when components are supplied by Heron Lake Homes they fit the opening, are delivered on time and meet various requirements of the building regulations.

The following briefly outlines the process undertaken by HERON LAKE HOMES:

  1. Clients planning drawings received
  2. Quotation returned to client for agreement
  3. Contract signed
  4. Timber Frame Architectural drawings (Engineers & Designers) supplied by us.
  5. Drawings agreed and HERON LAKE HOMES/client  prepares base
  6. Delivery date agreed (usually 2-3 weeks min)
  7. Production drawings produced
  8. Manufacturing commences
  9. Timber Frame delivered to site
  10. Client organizes further work on building – then the process of internal work is carried out by us or client.

Timber Frame Construction Lowers Cost, Reduces Risk and Simplifies the Build Program

What is Timber Frame?

A Timber Frame home has its inner shell constructed from timber.  This shows how a timber frame build differs from a traditional build.  The wall panels, flooring and roofing are fixed to a timber frame to provide a sturdy structure, around which, the external walls are built.

Foundations
600mm wide foundations using GEN 1 concrete depth to Local Authority approval (Maximum 1 metre depth)

External Walls
Our timber frame wall panels are made from 38mm x 140mm treated CLS stress graded timber 9.5mm OSB 3 board onto which we attach Zylex breather membrane.  Internally we attach vapour 12.5mm plasterboard, which is then skim lined, and a sealer coat applied ready for decoration.  The external skin is to be agreed by client.

Internal Walls
All internal wall are constructed to Engineers calculation if load bearing.  Non-load bearing par constructed out of 38mm x 89mm treated CLS stress graded timber with 12.5mm plasterboard walls to bathroom areas are insulated with 100mm insulation.

Floors
Ground floor to be 100mm concrete power floated finish on 2000 gauge DPM on 100mm Jablite sand blindin, or a timber floor using TJI joists with 19mm flooring grade chipboard can be used.
First floor joists to be 225mm x 50mm stress graded timber with 19mm flooring grade chipboard resistant boarding to be used in bathrooms.

Windows and Doors – to be agreed
External windows and doors to be Upvc with double glazed units and trickle vents as required.

Ceilings
Smooth finish with skim finish to all areas as discussed with client.

Staircase (houses only) – to be agreed
Softwood timber staircase with turned spindles and newel posts.  Handrail to be no lower than 90mm, 100mm centres.

Roof Structure
Trusses designed by specialists at 600mm centres secured with truss clips.  100mm x 25mm timber required.  Concrete tile on 50mm x 25mm treated batten on underslaters felt.  Over fascia ventilation to be used.  Fascia boards to be which square line rainwater gutters.  150mm insulation to be laid to loft area – to be calculated by Structural Engineer.

Internal Joinery
Internal doors to be 6 panelled clear pine doors with brass ironmongery.  Skirtings to be 100mm x 75mm

Externally
Install rainwater gullies and connect to soak ways.
100mm plastic pipes will be used below ground drainage with inspection chambers as required (Max 2 pipe)

Heating and Electrical
Gas or oil heating system, all works carried out to current Corgi regulations.  All electrical works to comply with current IEE regulations, layout to be agreed prior to commence – to be agreed

  • All services connections – electric, gas, sewer, water and BT these are the sole responsibility of the client
  • Landscaping

Our in-house team of Engineers and Designers use the latest CAD technology to provide you with the very best design solutions.

Working closely with the project architect we provide assistance and expert advice at every state, to ensure that you get the best possible solution according to your budget and requirements.

From concept to completion, or joining the project at any stage in between, we can provide additional value that can save you time and money

Following the design and manufacture of your solution, our team of in-house specialist fixers erect the timber frame structure in line with the planned and agreed schedule.

All fixers are employed by HERON LAKE HOMES.

Each project is allocated to one of our contract managers who will oversee the build and liaise with you before work commences on site, during critical phases of construction and on completion

Depending on your experience and available skilled tradesmen, you may decide to erect the structure yourself.

We are happy to work with you and advise you in this regard following the design and manufacture of your panels.

All panels will be delivered to site when you are ready for them and our experienced team is only a telephone call away if assistance is required.
